The true cost of a coworking seat: what ₹8,000 really becomes
Short answer: Plan for the headline seat price plus 18% GST, plus parking, meeting-room overage and a yearly increase. A seat advertised at ₹8,000 a month usually ends up between ₹9,500 and ₹11,000 a month. Under the GST rules, a GST-registered business can usually claim back the 18% GST as input tax credit.
Most listing sites show only the base price. Here is everything that sits on top of it.
The seven parts of a seat's real cost
- Base seat price. The number on the listing. Ask whether it is per seat or per cabin, and whether it is the price at the minimum term.
- GST at 18%. This is added to the invoice. If your business is GST-registered, you can normally claim it back as input tax credit. If not, it is a real cost.
- Security deposit. This is usually 2 to 3 months of rent, refundable but locked up. Count the cost of that cash.
- Parking. Car parks in Cyber City, BKC and similar areas are often charged per slot per month. Two-wheeler parking is cheaper but not always included.
- Meeting rooms. Plans include some credits. Heavy users pay per hour above that.
- Yearly escalation. Agreements longer than 12 months often include an increase, commonly around 5% to 8% a year. Ask for the exact figure.
- Extras. These include after-hours AC, weekend access, printing, extra internet bandwidth, storage and branding.
Worked example: 20 seats in Gurgaon at ₹8,000
This is an example built with typical figures. Your quote will differ.
| Item | Monthly |
|---|---|
| 20 seats × ₹8,000 | ₹1,60,000 |
| GST at 18% | ₹28,800 |
| 4 car parking slots (example ₹4,000 each) | ₹16,000 |
| Meeting-room overage (example 10 hours × ₹1,000) | ₹10,000 |
| Monthly total before credit | ₹2,14,800 |
| Per seat | ₹10,740 |
| Per seat after GST credit (if registered) | about ₹9,300 |
Add a deposit of about ₹3.2 to ₹4.8 lakh, refundable at exit.
How to bring it down
- Commit longer for a lower base. A 24-month term often gets a better rate than 12 months. Make sure the exit clause is fair (see our checklist).
- Negotiate the escalation, not just the price. A 5% cap rather than 8% saves more over three years than a small discount today.
- Ask for meeting-room credits in writing.
- Choose a centre near the metro to cut parking needs.
- Compare a managed office once you pass 40 to 50 seats (see managed office vs your own fit-out).
